Property Ownership Types
In Malaysia, property ownership is governed by titles. Knowing which title your property falls under dictates your responsibilities, maintenance fees, and renovation rules.
The Key Differences
- Individual Title: Usually issued for landed properties (bungalows, semi-Ds, terrace houses). You own the land and the building on it. You are solely responsible for maintenance, but you have the freedom to renovate the exterior (subject to local council approval).
- Strata Title: Issued for high-rises (condos, apartments) or gated/guarded landed communities. You own your specific "parcel" (unit), but the land and common facilities (pools, gyms) are jointly owned by all residents. You must pay monthly maintenance fees and adhere to the Joint Management Body's (JMB) rules.
